Landlord services

Prospective landlords can choose from our following services, all of which we are confident, provide highly competitive rates.

  • Let only, for which we find the tenant, provide comprehensive referencing via an independent referencing company, draw up the contracts and ensure that everything is completed for their move-in. This would include such things as organising the Gas Safety Certificate, Energy Performance Certificate, organising the preparation of an inventory etc. (There will be extra charges for these services, payable to the relevant contractors.) Upon move-in we will change all the utilities, Council Tax and water rates into the new tenant’s name. We would also have taken a six week security deposit and a months rent in advance. We are members of the Tenancy Deposit Scheme and if you wish us to deal with the security deposit, it will be lodged with them.
  • Rent collection. We will happily collect the rent on your behalf, for which we charge 2% of the monthly sum, plus VAT
  • Full management. This package includes rent collection and maintenance of your home, which is dealt with in-house and with the use of our approved contractors. In addition, we will inspect your property every quarter and provide a follow up report. We will also be responsible, following the checkout, for any deductions from the tenant’s security deposit, as a result of any damage. This fee is 5% of the monthly rent, again plus VAT.

THERE IS NO MANDATORY REGULATION FOR LETTINGS AGENTS AT THE MOMENT, SO IT IS VITAL THAT YOU USE A LICENCED AGENT. WE ARE PROUD TO BE LICENSED MEMBERS OF ARLA, NAEA AND NALS. THIS MEANS THAT YOU WILL CONSULT WITH QUALIFIED AND TRAINED STAFF AND YOUR MONEY IS PROTECTED BY A CLIENT MONEY PROTECTION SCHEME. IN ADDITION, WE FOLLOW A STRICT CODE OF PROFESSIONAL CONDUCT LAID DOWN BY EACH OF OUR PROFESSIONAL BODIES.
